my buddy bought one a year ago for $750,000.00 and now he can't even move it for $650,000.00. Don't believe the hype!!

  • I don't think there's anything wrong with venting a little bit about what's happened around here in the last ten years. I know we all see it but you see it from a different perspective when you've been here that long. It's a very different place and it's disappointing, and it's only benefitting the extremely wealthy. I only stay cause my apartment is rent controlled and it's geographically convenient for me right now.

36th and 39th streets exists too. and there is also long island city.

or a block from the Wburg Bridge. Only 20 minutes by car. If I were to go anywhere else in Brooklyn or Queens (or da Bronx) though it would suck.
  •  » quote
  • yup thats steinway street. dude, its a real neighborhood up here. soon, wburg will have all that shit, but it will be ridiculously expensive. at least here has it, and its not crazy expensive.
  •  » quote
  • Is that where you live greg?
  •  » quote
  • yeah by car it takes 15 min down the fdr to get to delancey. thats without traffic on the 59th street bridge, which generally is ok in the morning. you could also drive directly to the wburg bridge which would take you 15 min.
  •  » quote
  • yeah i live literally ten blocks west of there.
  •  » quote
  • hahah literally. whoops!
  •  » quote
  • and the rent is pretty cheap? give me an idea of size/rent.
  •  » quote
  • oh and the problem that people like travis have with the neighborhood is true. its not like the burg. your friends arent "around" like it is in the burg , unless you make friends with people on your street, which is alot harder to do because there are families.

yes wburg and its dorm vibe cant be duplicated.
  •  » quote
  • ugh.. some great arguments going on. BRILLIANT! HURRAY!
  •  » quote
  • the rent is reasonable. its not cheap like jackson heights or even far out bushwick. the apts are definitely larger, but thats because its a family, roommate oriented pool.

i have friends that live up here, and everyone has really nice apts.

for a two bedroom, it will run you 1300-2000. one bedrooms and studios are about, but harder to find. i would be super curious as to how many there were.

if you want to be around your friends, i suggest not moving, but if you want to stay home, and snuggle, i recommend it majorly.

  • Boom on Flatbush [www.nypost.com]

"The north end of Flatbush Avenue is slated to see more real-estate development over the next five years than nearly any other slice of the Big Apple - even without Atlantic Yards.

More than $3.1 billion worth of construction projects is in the works for the nearly one-mile stretch running south from the Manhattan Bridge in DUMBO to the Williamsburg Bank tower in Fort Greene, according to data provided by the city's Downtown Brooklyn Partnership.

These 18 projects alone will generate 6.3 million square feet of newly developed space for Brooklyn's downtown.

The bulk will come in the form of at least 4,422 new residential units, much of which will be spread among high-rise towers reaching 40 stories high that will soon line the avenue.

We're talking about 2,063 market-rate rentals and 1,721 luxury condos, along with another 570 apartments and 68 condos created for low- and middle-income families.

And these projects will also bring 645,000 square feet of new retail and another 190,000 square feet of office space."

  • disclosure: site #9 above is on my proverbial drawing board at the moment.

  • If you had the money to put 10% as a down payment on that one bedroom apt in Greenpoint (a paltry $37,500) then your monthly payment to the bank for the next 30 years would likely be around $2500 - depending what the monthly maintenance fees for the co-op are. After that you would just be responsible for paying the monthly maintenance fee, which would likely bloom up to $800 to $1000 a month, or possibly a lot more than that.
  •  » quote
  • hm, $2500 a month seems higher than what a lot of my friends who own pay... maybe they put more money down... i remember one friend breaking it down, and it was less than $2000 a month for a sweet place in manhattan, that she bought.

See, I see that as not really being expensive then (in the general neighborhood sense), if it's worth it. My place is also kind of expensive, but I think it's worth it. I could have easily paid less for something not as nice.

  • I've been looking on Craigslist a bunch lately and it seems like most apartments in Greenpoint are reasonable.

  • And going through neighborhood realtors, although you end up spending a little more on a fee, can get you some pretty good deals.
  •  » quote
  • Greenpoint is less expensive in the north parts, above mcguinness. More expensive around Franklin St. and closer to wburg. Overall it's not too bad yet, but in the next 10 years it's either gonna be crazy expensive or it'll be revealed that everybody in gpt has toxic oil cancer.
